Gaia primarily focuses on the acquisition and repositioning of multifamily properties and unsold condominium units, including projects under distress.
Locations
Gaia's principal investment region is the Tri-State area of the United States. However, preference shall be given to the following:
- Major metropolitan areas.
- Areas with sustainable renter population and a stable employer base.
- Strong market fundamentals.
- Stable cash flow and a strong potential for an increased NOI.
- Flexible product/property that allows for multiple exit strategies.
Deal Size
$10 to $100 million (approximate).
Projected Leverage
Generally 70%-85% of acquisition price. Preference shall be given to debt assumption at attractive terms.
That said, when appropriate we will close all cash!
Unsold Sponsor Condominium Units
- We focus on unsold sponsor units in Manhattan.
- 50 - 500 units.
- Finished projects or pre-completion.
