Asset Class Preference

Gaia primarily focuses on the acquisition, management, and repositioning of properties including:

  • Urban and suburban rental buildings
  • Office properties in prime locations
  • Garden style multifamily properties
  • Unsold condominium units

Location

Gaia's principal investment region is the East Cost area of the United States with preference to the following:

  • Major metropolitan areas.
  • Areas with a sustainable renter population and a stable employer base.
  • Strong market fundamentals.
  • Stable cash flow and a strong potential for an increased NOI.
  • Flexible product/property that allows for multiple exit strategies.


Deal Size

$20 to $200 million (approximate), with a minimum threshold of $50 million on office deals.

Projected Leverage

Varied. Generally 75% of acquisition price; however, all-cash deals may be feasible.
