Investment Criteria
Asset Class Preference

Gaia primarily focuses on the acquisition and repositioning of multifamily properties and unsold condominium units, including projects under distress.

Locations

Gaia's principal investment region is the Tri-State area of the United States. However, preference shall be given to the following:

  • Major metropolitan areas.
  • Areas with sustainable renter population and a stable employer base.
  • Strong market fundamentals.
  • Stable cash flow and a strong potential for an increased NOI.
  • Flexible product/property that allows for multiple exit strategies.


Deal Size

$10 to $100 million (approximate).

Projected Leverage

Generally 70%-85% of acquisition price. Preference shall be given to debt assumption at attractive terms.
That said, when appropriate we will close all cash!

Unsold Sponsor Condominium Units

  • We focus on unsold sponsor units in Manhattan.
  • 50 - 500 units.
  • Finished projects or pre-completion.
